In November 2000 Ridgeford purchased a 40,000 sq ft (3,716 sq m) redundant warehouse building in Ironmonger Row, Clerkenwell. The site originally came with planning permission for 22 flats, conforming to the established pattern for developing accommodation in this part of London. However, Ridgeford chose an innovative approach to providing Clerkenwell with larger, higher quality accommodation, drawing inspiration from the spacious loft redevelopments found in New York. Consequently, Ridgeford obtained consent for 12 flats, two penthouses and 10,000 sq. ft. (929 sq m) of office space.

When the flats went to market in 2003, during a quiet period in the residential market, they were well received, selling well in excess of other developments in the area.

The four office units were taken on 10 year lets within months of completion. The tenants include Christian Louboutin, the world renowned luxury shoe designer.
